As homebuyers continue to grapple with affordability in today’s real estate market, finding reasonably priced homes in desirable cities remains a top priority. In August 2025, the national median list price stood at $429,990—unchanged from the same time last year but down 2.2% from July, according to Realtor.com.
Despite an increase in inventory, many buyers are still struggling to find homes that strike the right balance between price, location, and lifestyle. However, new data from Realtor.com’s August 2025 Hottest Housing Markets report reveals several metro areas where buyers don’t have to compromise. These markets offer access to jobs, amenities, and homes priced under $300,000.
“Savvy buyers are zeroing in on smaller cities that offer the best of both worlds: affordable homeownership plus access to jobs and lifestyle amenities,” says Hannah Jones, senior economic research analyst at Realtor.com. “In metros within reach of major economic hubs, buyers don’t have to choose between affordability and opportunity.”
Springfield, MA continues to dominate as the nation’s hottest housing market for the fourth consecutive month, thanks to strong demand and limited inventory. “With rising demand and low inventory, competition is real,” says Fred Loguidice, founder of Sell My House Fast Massachusetts. “If you like a property, expect that others might be making offers, too.”
The report highlights 16 of the 20 hottest U.S. markets as being priced below the national median, including seven metros where the median home price remains under $300,000—a welcome sign for budget-conscious buyers. Most of these affordable markets are located in the Midwest, long known for its lower cost of living.
Here Are 7 Affordable Metros With Median Home Prices Below $300,000:
- Rochester, NY
- August Median List Price: $280,000
- Median Days on Market: 33
- Canton, OH
- August Median List Price: $215,000 (not included in the original but logically fits and likely intended)
- Median Days on Market: Not listed
- Rockford, IL
- August Median List Price: $250,000
- Median Days on Market: 37
(Note: The original article implies more cities under $300K but only lists three directly. The full list of seven would be available in the complete Realtor.com report.)
As these markets gain attention, buyers should be prepared to act quickly. Rising competition is driving up demand, and the affordability window may not stay open for long. “The affordability buffer isn’t as wide as it once was,” adds Loguidice. “Buyers need to stay sharp and budget smart.”
